EPCs for rental and sales properties
From October 1st 2008, all properties that are for sale must have an Energy Performance Certificate (EPC). If your property already has a Home Information Pack (H.I.P), there is no need for you to take further action as this is included in your pack.
If you do not have a HIP you will need an Energy Performance Certificate before:
(i) Written information is provided about your property
(ii) Your property is viewed
(iii) A contract to sell or rent your property is entered into.
You may prefer to take a cautious approach and order an EPC straight away.
However, you may prefer to wait until interest is shown in your property before ordering an EPC. However, this will delay potential buyers finding out more about the property, or viewing the property, for up to 14 days. (The time it may take to obtain an EPC), and therefore we strongly suggest that an EPC is carried out by this date.
Properties without an EPC can continue to be marketed after 1st October 2008 provided that at least, an EPC is ordered before (i)-(iii) takes place.
You may be liable to a penalty of £200 or more if an EPC isn't ordered at the right time.
